115 Kloof Road, Bantry Bay - Lateral Support

Client: Private
Architect: John Doyle Architects
Geotechnical Design: Kantey & Templer
Project Period: July 2022 – December 2022

Fairbrother Geotechnical Engineering was appointed as the Main Contractor for the site preparation works at 115 Kloof Road, a steep and complex site in Clifton. The project involved bulk earthworks and lateral support to enable the future construction of a high-end residential structure.

GLC Demolition and Earthworks was subcontracted by Fairbrother to execute the bulk earthworks.

Scope of Work:

  • Bulk Earthworks: Excavation and removal of soft, medium, and hard ground. Hard rock zones required mechanical rock-breaking.

  • Lateral Support: Installation of 84 percussion piles with terraced configuration. Anchored where possible within the property boundary; in constrained areas, steel walers and props were used instead of tie-back anchors.

  • Shotcrete Support: A total of 924m² of mesh-reinforced shotcrete and ground anchors installed across both piled and non-piled walls.

Project Challenges:
Originally scheduled for 2020, the project faced significant delays due to contractual and municipal approvals, extended wayleave processing, and COVID-19 lockdowns. Work ultimately commenced in mid-2022 and was completed by year-end.

This project highlights Fairbrother’s ability to deliver high-precision geotechnical solutions under complex urban site constraints.
